Licensure Requirements in New York City

isitfunyet

Hi all, I was curious if anyone knows if you need to be a licensed architect to do residential projects in New York City? I did some preliminary research and it seems like there are some very narrow exceptions but that you do in fact need a license for most projects above $10k and/or that involve structural alterations. It also seems like many buildings which are co-ops or condos also have this requirement. Hoping to get insight from architects who are licensed in New York and work in NYC and/or residential designers who are not licensed but working in NYC.

Questions:

  • Can a licensed structural engineers stamp work in place of an architects stamp for a residential project or smaller commercial tenant improvement project? In California this is allowed but not sure about NYC.
  • Does anyone know if there is a place on the Department of Buildings for NYC website that covers this question? I tried calling them but got no clear answers.

Thanks in advance for any help/links, much appreciated and Happy New Year!

An engineer can sign and seal plans in nyc. You need a licened architect or engineer for most projects in NYC, only those scopes of work which are not required to have a permit are also not requierd to have plans that are signed and sealed. In generla, if plans are required, they are requird to be signed and sealed by architect or engineer.
