This project is located between the 93ª and 93BIS Street. It gives a frontal view to each of these roads that have a longitude of 20 meters towards the short side of the lot. On the longest side, the lot has a longitude of 64 meters which includes a pedestrian path and a green area that serves as a cushion between the property and the NQS Avenue.
The volume of the tower is resolved in two fixed points that are composed of an elevator of high capacity and a stairway that surrounds the elevator’s cube. Each of these fixed points divides three apartments for floor (one of 60 m2 with one bedroom – one of 98 m2 with two bedrooms – and one of 127 m2 with three bedrooms). This scheme is repeated in a mirror fashion to produce a total of six (6) housing units per floor. The two fixed points walk through the building without interruptions from the second basement to the ninth floor of the building. This structure provides a direct and immediate mobility at all levels of the project or plates.
The housing units that are part of this were born of a contemporary idea of spaces that escape together and generate sensations of spaciousness in small and intermediate distance units. Likewise, we were looking for units with a high transformation grade of flexibility which permits to develop programs and different ways of living in a same distance. All of the apartments have a ceiling height of 2.5m which allows handling spaces that leave towards the outside thanks to the long windows that run from the floor to the ceiling.
This project works under a premise that states that the compositions of the façades and the project’s materials play a fundamental role in the creation of an image that will be likely remembered. The façade’s design that faces the NQS Avenue has a predominant horizontal characteristic where a set of balconies, or glass boxes, are located in different points of each floor to create a sensation of movement and dynamic. This sensation or random game is implemented in order to generate an urban building that responds to the road of high velocity and marks a clear difference with the immediate private sector. The short façades that face the 93a and 93 bis street have a more solid characteristic than the NQS façade and it works like a transitional frame between the light western intention and the solid eastern front. The eastern façade works on a solid plane that marks the different sensations of depth and composition. This effect is given as a response to a local condition of the neighborhood and the city.
