A 20 Story luxury residential condominium tower was planned for the East Side of Manhattan’s midtown area. During constuction of the foundation, the owner decided to expand the site and project by almost twice the square footage.
The boutique building, was to offer 31 apartments, ranging from one- to three-bedroom units with one large duplex residence. With no more than two apartments per floor, it provided residents an additional level of privacy in a neighborhood of historic townhouses. The slim tower set back at the fifteenth floor providing a terrace for that floor’s residents, while a landscaped rooftop terrace, available to all residents, offering panoramic views of the city.
The building had floor to ceiling clear glass walls on the north and south faces while its east-side extension is clad with structurally glazed glass with a grey frit. Similarly the glass balustrades included a frit and were set in a random pattern across the front of the building. This play of glass on glass offers a break in the vertical mass. Sliding glass doors behind the balustrades allow residents full exposure to fresh air.
A 12-foot side extension, was set a few inches back from the main tower, begins at the eighth floor and rising to the top of the building. A random series of struts that tie back into a black flamed granite wall support this extension.
