Embedded within the fabric of the commercial district, the size and programming of the building correctly conforms to the urban fabric adjacent to it with varying functionality depending on the floor. Ground level is primarily retail space with a lofted ceiling height to accommodate spaces for boutiques, showrooms, and convenience stores. The next three floors are set up and reserved for commercial businesses with two elevator cores and multiple egress routes, making divisions for multiple offices per floor more convenient. The fourth floor is used as a type of functional buffer between the residential and commercial, deriving its purpose from the Italian Piano-Noble. This floor houses service functions as well as amenities for the residents, such as a fitness center, media rooms, and coffee bar. The final 10 floors are entirely residential with adaptable floor plan layouts.
