The project concept is for an 11 story mixed-use building consisting of ground floor retail, 3 levels of parking above grade, 5 levels of office use, and 2 levels of penthouse residential.  An additional (3) levels of parking are provided below grade. Total Gross Square Footage including below grade parking is approx. 162,082 SF.

The site anchors the west end of the Wilshire corridor and is, as  such, an  important  and architecturally  significant gateway conceived as  a  simple modern  massing  utilizing a  multiple  layer  glazed  skin  with integrated  solar  screens  and  shading  devices,  with the possibility  of  incorporating  photovoltaic panels. Skin systems  are  designed  in  response  to building orientation in order to optimize  building  energy  performance and provide a rich textured multi-dimensional skin which defines the building.
