Spectrum Square was envisioned as a 1.3 M sf campus concept in Mississauga that integrates the office park with a pedestrian oriented retail environment, bringing food and service amenities near to office employees. The Master Plan, two Gateway buildings of the planned total of 6 buildings and the retail buildings, were completed by Sweeny&Co for this new commercial campus. They are all adjacent to the rapid transit station in front of the campus.
The two multi-tenant office buildings have large flexible floor plates (50,000 s.f.), and multiple offset building cores creating large open planning spaces with natural light from two building faces. The large office floorplates were stacked over integrated structured parking to conserve land area, and also served to elevate office floors for improved views and consolidated covered parking for tenant convenience. Like most of our buildings, this building was designed to minimize waste through modular raised floor systems that include relocatable diffusers, electrical ports and plug-and-play wiring that can be reused and reconfigured over time.
Located south of Pearson International Airport and Hwy 401, the office buildings and retail form an attractive restaurant campus designed as a pedestrian-only area with outdoor patios and a landscaped square in the centre. The restaurants extend the activity on site beyond regular office hours which benefits the site as well as the neighbouring clusters of offices in and around the Airport Corporate Centre office park.
