A development opportunity was identified on land owned by NorthWest Value Partners fronting Merton that served as a 3 storey above-grade parking lot associated with a medical office building on Yonge Street. Sweeny &Co worked with NorthWest to develop feasibility studies and highest best use for the property. A partnership with QuadReal allowed for the reconstruction of commercial parking to serve the medical office building while adding above, a residential apartment building constructed owned and operated by QuadReal.

Currently under construction and slated to be complete in 2026, 30 Merton is 37 storeys high with replacement commercial parking below grade and residential parking above grade. The 5storey podium includes retail at grade with 2-storey townhouses above that conceal the above grade parking behind, animating the façade with a finer urban grain. Above the townhouses are two additional levels of residential parking, with a façade design that subtly blends with the residences when viewed from the street.

With 37 three-bedroom units and114 two-bedroom units, 30 Merton meets the needs of a diverse range of tenants including families. The high-rise tower stands in the center of the podium, creating ample setbacks on all sides and a gentle graduation from the street level.

In contrast to the strong brick and precast clad podium facades, the tower above features a light sleek palette of metal and glass. Vistas all around the building are expansive, and south-facing units will enjoy unobstructed views for years to come. At the top, another residential rooftop amenity provides panoramic views of the city. With the current intensification of Davisville Village, there is high demand for rental communities with superior offerings in amenities and liveability. This project demonstrates Sweeny&Co’s expertise in smart densification, elegant tenant focused design, providing highly desirable residences for occupants and long term success for owners.
