Glen Rock Apartments, Ashville, NC, LEED certified

With Reinhardt Architecture Inc of Charlotte, NC, I was Project Manager and oversaw all development of Construction Documentation and Specifications from Design Development through Permitting.  This is part of a larger project of adjacent structures, also developed by MHO and designed by Reinhardt Architecture containing the Fine Arts League of the Carolinas, and the renovation of the historic Glen Rock Hotel which is to recycled and used to house commercial and residential spaces.  The entire complex is in turn part of the Town Branch Creek Greenway being developed as part of Asheville's Greenway Master Plan.

 

This began as a  6 story, 200,00 sq ft mixed-use of affordable rental apartments, market rate condos, Commercial Tenant Space, Artist Live/Work spaces, and offices with underground parking open on one side, due to the slope of the site.  Mountain Housing opportunities, a non-profit affordable housing developer in Asheville was the lead, with other developers participating in the various project uses.

 

There were many technical issues with the project, as it was a former urban renewal site with a mixture of organic and inorganic fill down to 50' below grade in some areas of the site.  Also there was the logistics of building on a site that virtually covered an entire city block (where do you put cranes, store materials, etc).  Fortunately I have some experience in both areas due to my previous 15 years of practice in NYC.

 

Originally conceived in 2004, the project was finally built and began leasing in the fall of 2010.  It ended up as 100 units of 1,2,and 3 bedroom rental units, along with a 4,000 sq ft Community Center surrounding a spacious interior courtyard, and approximately 27,000 sq ft of commercial tenant space, the entire building occupying 5 floors.  It incorporated rainwater recycling, and the largest rooftop solar panel array in western North Carolina, which is used to heat all hot water for the building.

The Glen Rock is a 150,000 SF mixed-use building containing three levels of internal parking, 27,000 SF of commercial space at street level, a 4,000 SF community center situated on the creek, and 100 residential units.
The parking deck rises three levels out of the ground as a "half basement" and is screened at street level by commercial / retail space which is interrupted in three locations for automobile access to each of the three deck levels. Residential levels are linked to commercial levels by the community center, which takes in the creek side path at level one and opens out to the courtyard and terrace at level four. Once completed, this building will be LEED Certified.
