The apartment has the feel of a well designed sloop sailing on the Hudson river. The main objective for this space was to create a flexible, intimate living space in balance with the expansive views and keeping an open plan through the two story penthouse. With full privacy in the living quarters and room accommodation for guests below, the lavish materials and textures reflect the owner's roots.
In order to achieve the stated goals, the original staircase was moved and relocated to the middle of the two story space, allowing the installation of a second full bath on the first floor. The custom design spiral staircase from Italy is compact and airy, floating in the space rather than obstructing the view.
With the long south wall windows, came the challenge of maintaining a comfortable temperature through the seasons. This was accomplished by combining a state of the art split unit system with the most advance water floor heated system. Both coordinated with the electric window shades and controlled by a sophisticated AV system.
