Seabird Pompano Townhouses is a six-unit townhouse project for beach lovers looking for a house-like property near the sand.
The wideness of site helps significantly with the design, however, the side setback requirements in addition to the shallowness of the lot, limited the allowed construction area. Furthermore, the project brief called to maximize the number of units allowed by the city's code (six), while also including a two-car garage on each. This left only some width for the main entrance of each unit.
Considering the remaining width between the garage and the next unit, we carefully configured the first level for the entries and stairs, giving some additional space to the corner units.
With the constraints of the first level, we went ahead with the common areas of the units on the second floor, the private areas on the third, and a rooftop access with views to the sea on the fourth level with a fire separation wall between units that we used as a design element on the facade.
