Alloy is seeking an Asset Engineer / Portfolio Engineer to lead the development, implementation and management of a growing portfolio of work. Candidates must be highly experienced with mid & large-scale building systems throughout all phases of the project lifecycle and a demonstrated leader in on-site construction and project delivery.
Responsibilities:
Asset Management
Lead the design & execution process from the perspective of future operations and facility management
Work with Property Management to collect operational data of properties to drive continuous improvement on energy usage, building design, and overall performance
Close out building with all turnover documentation to property management team, such as warranties and BMS
Manage third-party contractors/vendors engaged in operation and maintenance of properties
Inspect sites routinely to ensure building services are of the highest standards of quality
Construction
Be an active presence on-site for ownership team
Lead real-time problem solving on site and regular reporting/observations to Directors and Principals
Monitor work in place for compliance with contract documents
Coordinate with utility services, consultants, internal team, and Construction Management team
Pre-Construction Support
Identify project needs for building management systems
Research material, vendor, and supplier information
Assist with scope reviews
Collaborate with Principals, Directors, and design team on the technical quality of documents, details, and specifications
Participate in reviews of all MEP design & constructability with Construction Management teams
Participate in Firmwide QA/QC program for constructability and field execution
Qualifications:
A professional degree in Engineering, or Construction Management
Minimum 15 years’ total experience working on large projects and complex building systems for medium to large-scale building and complex building systems.
Extensive knowledge of MEP systems, construction documentation, detailing, building system materials, codes, on-site construction process and technologies.
Extensive experience and deep knowledge of market standards regarding equipment and product performance, availability, and installation.
Experience with agency coordination
Revit familiarity is required
Willingness to teach and learn with an ability to thrive in a fast-paced work environment and make quick decisions
Ability to confidently, clearly, and effectively communicate both verbally and in writing
Ability to use good judgment and make timely decisions, and proven ability to lead others and foster teamwork.
