a trend in RFPs...

Has anyone else noticed lately that RFPs now require conceptual/schematic design in order to be considered?!?

Normally, our firm doesn't do any design work until an agreement is in place. Seems like given the current economic climate, clients/owners/developers are treating any potential project as a mini design competition... sucks.

I'm working on three proposals right now and all require design work. And it's not like we can churn out some half-baked yet slick eyewash to get the job - these are fairly sophisticated clients with complex programs...

the US is moving towards a European model of practice - life is getting more competitive with more gratis work expected to get the $$$.
