Reno + Add.

Question. Los Angeles S.F.R.
Doing a "substantial" renovation + adding a garage,etc. Client wants an idea of cost "value" (up vs. out,etc) Am I going to end up w/ any (stl.) moment frames (i.e. garage open'g ?) Is it multi stories that triggers that? is single story going to be struct + a million nails & that the addition of a second floor where I'm going to start winning frames?

I just dealt with this for the first time in LA (new to the area). Of course there are a million ppl on here with way more experience...but what I can tell is as a rule:

you can go up without moment frames, but leave good percentages of continous sf on the walls on every facade 1st & 2nd flr...with no windows. i.e. concentrate fenestration so that it doesn't dominate the facade.


I made the mistake of designing a kind of "well-glazed dingbat ", and paid the price.

If I did it again, I would use these ....
