nice - reminds me of a mixed-use project i once worked on.
the developer was looking to re-zone two lots separating the commercial arterial from the residential. the re-zoning required public input. i tried pleading with the nimby contingent that we're giving them a chance to "hold the pencil" so to speak, on the design of the project. the alternative was to build the maxed-out allowable by the existing zoning and they'd have no say in what would be designed and built.
they chose the latter rather than give up 50' of separation.
i was truly astonished that poeple would choose 50' of surface parking with no input on what happens on the other side of the 50', than to be given a chance to help design and approve the entire project.

The second I read the discussion heading, it made me think of gang showers. We do lots of college rec. centers and athletic facilities.
