Who is more important than who?

As we know any project to be established and to become real is going through several stages ….. And each stage need a specialist to be accomplished

I am wondering who is the most important specialist in any project ?

Is the architect come first or is the designer ….. what a bout the engineers and the others …..

From my point of view I think the financial developer is the most important person in any idea or projects …..

But I still I can’t determine who is coming next …..?

Would you help me in that ??

generally, for commercial development projects, the owner will take the lead in identifying a project opportunity, either by having located a piece of land or having a client that needs a building. if the land needs to be tied up (i.e. optioned) the owner will involve a real estate broker. then, once the owner has some reasonably control over the land, he/she may start involving one, or more, design consultants to help investigate the feasibility of the project. usually this will involve some basic due dilligence - i.e. availability of utilities, underground conditions, zoning, environmental considerations, investigations into how much space the land can support, etc. depending on the size and complexity of the project, these investigations usually will involve the architect doing some site planning and some basic massing studies for the building. the engineer(s) typically will look at any constraints or opportunities the land affords. if tenants are required, leasing agents will start canvasing the marketplace to see who might want space in the new building. while all of this is going on, the owner may begin to involve others to conduct financial feasibility studies and market studies and start having conversations with lending institutions (and perhaps equity partners). pretty soon, lawyers will start taking their cut, as leases, land contracts, financing documents, etc. all need to be drafted. and, it just goes on from there.

can't say I think any one specialist is the most important. in all successful real estate ventures, there are a host of particpants and all must pull their own weight and work together in order for the deal to come together. a weak link can torpedo the whole effort. of course, the owner -- as the ultimate decision maker and bill payer -- is crucial to making it all work.
