What is the difference btwn. these two roofing systems:
Single ply membrane roof, fully adhered vs. ballasted roof? They are different right?

Single ply- TPO? Make provision for large and fast run-off.

Built-up roof requires ballast to retard degredation.

fully adhered = glued or screwed to hold it down.
ballasted = gravel/pavers on top to hold it down.

ballasted (membrane laid loose & stones piled on as ballast) generally preferred for large roof, with minimal penetrations, lower first cost - however structure must be sized to support. difficult to find & fix leaks.

fully adhered (entire membrane glued to substrate) preferred for more complicated roof shapes & many penetrations. easier to locate leaks. - visually - all seams show. greater installed cost

8-year old posts are known for their tendency to remain dead... but not this one apparently.

i wonder if the OP's roof is ponding or leaking?  some questions can only be answered with about a decade of hindsight.
