Setback and Slope Easement - Please help us understand

I am buying a land with below easement, Realtor is saying this is standard and you can build home on lot... I contact planning document, they also send very generic reply  .. 

Easement:

  • Setback and slope Affects: 20 feet contiguous to all streets, roads, drives and courts shown, or 5 feet beyond top of cut or toe of fill, whichever is larger.

If you can afford to buy the land, you can afford to pay a local architect for a few hours of their time to explain this to you.

The architect probably is going to hire a surveyor as well ...

If you are in the US contact your local AIA office to ask for a list of residential architects.
