What have you been doing for the last 3 years? I imagine academic administrators to be a 'what have you done for me lately' kind of crowd. I think it is important to show more recent work..I mean some of your stuff is 4 years old...come on.
I think alot of the formatting is decent, but I agree that it is missing some pop. It feels as though it is missing an amalgamating 'thread', something that ties it all together.
I think it is fine if is more than 20 pages though. If you have a lot to say, then use as many pages as necessary to say it.
20 pages is NOWHERE NEAR enough to capture your b.Arch background. anything less is a lazy and ridiculous claim.
the layout reads nicely, but
-i would change the font on the contents page, little things like that seem to set the tone for a somewhat conservative tone to the portfolio.
-it does need some pop, something theatrical maybe. if your feeling ambitious, i would rework an old project, i would start with the food display project, which right now looks like a bed bath and beyond catalog
-the high-end residential project... i dunno about it. your other work doesnt seem to be anything like it
I like your portfolio overall. I don't mind the lack of bright colors as the others have said because I see that it is your style.
I think it would help to explore other ways to display the information at the top left corner at the start of each project. It could be tighter and have more presence without taking up so much space. Also, the contents page right now is very difficult to read.
As far as the projects, I think it always helps to have a healthy balance of line drawings and diagrams with photographs or other images, which I think you've done here. I tend to just skip over pages that just have line diagrams or line drawings.
Even though you have a pretty coherent layout, I think you are missing something that holds the portfolio together. This may be as simple as exploring the title of the projects and the contents as I mentioned above. Right now those just blend in with every page and could be easily overlooked.
Pages 15 & 16 need more work, perhaps the images on the page could be larger. I would also play with making the larger images the size of the two-fold layout.
I hope this helps.

Portfolio Crit/ M.Arch Applicant/ Barch Background 07
Hi guys,
I am a M.arch I applicant this year and i would love to receive some critique on my portfolio.
The portfolio itself is 85% complete.

Thanks you for your time, really appreciated it.
Right now, it is too long. I would keep it to around 20 pages.
Nothing is popping out right now. It needs some more saturation/black instead of shades of gray. Don't be afraid of using a little color.
