New 30-story, 400-unit luxury rental on the far West Side of Manhattan, adjacent to the revitalized Highline area.  The design calls for a long, 70-foot street-level concourse, with apartment floors rising on either side of a central core, and set back at the north and south ends of the 2nd, 7th, 21st,, 30th and 33rd floors. A triple-height interior atrium provides second entrances to all the stores along the sidewalk, and leads into the residential lobby. The uppermost levels of residences feature wide balconies on the four corners of the building.  Fully landscaped terraces on the open part of the 2nd floor roof are open to the residents, who also have a large health club on the 2nd floor and a generous recreational lounge, as well as a rooftop deck. This as-of-right building is an 80/20 arrangement with 80% of the units priced at luxury levels and 20% to be affordable housing.
