Orange, CA
Located in the acclaimed Warner Center neighborhood of Woodland Hills, this project is part of a larger master planned site and replaces the existing industrial uses and the on-grade parking with a parking structure for an existing 4-story office building. The new project introduces a mixed use component to the master plan by providing a variety of unit types, townhouses and flats, over an upscale restaurant on the ground floor.
The project's design is "podium style" providing four levels of units over two levels of parking. A centrally located paseo walkway connects the new project to the existing uses and creates pedestrian access to the other areas of the master plan. The architectural intent was to bring a "resort style, urban oasis" feel to a very busy part of town. This architectural style is reflected in its arched forms and varying pitched and flats roofs bringing a softer look to the urban streetscape.
Several challenges had to be met in planning the new project to fit on the existing site. Optimal circulation patterns for both the existing and new buildings was of primary concern in design. A one-story leasing building with a tower helped create a presence for the project along the linear, busy street with the residential units serving as a backdrop.
The project features full community amenities including a business center, cyber lounge, basketball court and resort-style pools in addition to upgraded features in the luxury apartments.
