The concept is to create a viable TOD of housing, live-work, office, and retail adjacent to the Metrolink station and bus transit hub in Orange, California. This TOD is the link between old town Orange and regional-serving public transit, 1/4-mile away - the ideal distance for pedestrian travel. Parking requirements are reduced and a 24-hour community enlivens this prime land once dedicated to warehouses serving the commercial railroad, now defunct at this location.
