The concept is to adapt the suburban Strip Mall type to become a pedestrian friendly, sustainable, energy efficient, environmentally and urbanely responsible, mixed-use building type.  The six front and rear buildings are reused and integrated into a multi-story mixed-use building of retail and offices with a car wash and parking garage at the rear.  Automobile parking and asphalt is removed in exchange for drought resistant ground cover and urbanistically responsible storefronts.
