The Torino project began with the need to develop a 150-car parking garage to serve the expansion of a nearby hotel. The district’s urban character, as well as the financial parameters inherent in developing an expensive property, demanded a sophisticated approach to transforming this parking facility into a mixed-use building. Moreover, the introduction of parking in an urban environment required a more sophisticated skin.  The building is layered vertically, with retail space at its base, parking decks in the middle, and residential units on top. While the retail level is mainly glass, the garage is wrapped in a three-dimensional hybrid wood trellis. The trellis describes prismatic volumes, which are softened by the landscape penetrates its open structure. Trellises were chosen as a vernacular element of Miami architecture, yet here they are used vertically as building skin. Rooftop residential units are deeply set back from the street facades, minimizing their impact on the street while capitalizing on terrific views
