Developed comprehensive narrative outlining scope for the 15% Schematic Design Submission, coordinating all trades with architecture while researching sustainable technologies for inclusion in the project including photovoltaics, solar water heating and rainwater harvesting. Performed detailed code analysis using IBC 2009 and incorporated into report. Initiated and calculated egress requirements and marked up drawings for inclusion in the submission.

New Douglas Elementary School, Douglas, MA
Project Designer for a new LEED Silver, $25M, 83K SF “Model” Elementary School in Douglas, MA on a seven person project team. Responsible for all aspects of design and coordination with client, consultants and project team members in support of the Project Architect. Ensure conformance with IBC & Massachusetts Architectural Access Board (MAAB) code requirements. Designed numerous exhibits to communicate design options and intent regarding site layout, building massing, programming and organization. Design and documentation initially using dimensionally accurate 3D model in SketchUp and Layout for Schematic Design submission. Design Development and Construction Documents prepared using ArchiCAD for Mac.

Massachusetts Model School Competition
Team-based competition to develop and present a strategy to build new schools in economically challenged areas based on successfully completed and operationally efficient projects in MA. Using a modular approach, reduced a past project to massed building components and showed myriad component configurations on multiple sites. Modeled the reconfigured project in SketchUp for fly-throughs of the exterior (with site & context) and interior (with FF&E), stopping at key nodes, fading the frame into a photorealistic rendering with entourage.

Various Small to Medium-Sized Projects throughout Massachusetts
Primarily home-based design consulting service for local start-up firms and other small, but established firms. Provided all levels of documentation for a wide variety of projects including three new retail core & shell structures within an established master plan in Gloucester, MA; an interior fit-out of a warehouse for a non-profit organization; a new construction biergarten in the center of historic Hingham, MA; redesign of the resident’s dining area and two residential units at a retirement community in Needham, MA; and a roof deck replacement in the Beacon Hill neighborhood of Boston.

One Franklin/Filene’s Redevelopment, Boston, MA
Core team member (six-person team swelling to 32 during high production volumes) from project inception to Construction Document submission for the One Franklin / Filene’s Redevelopment project, a new $740M, 1.5M SF, 39-story mixed-use LEED Certified tower containing underground parking, retail, boutique hotel w/ restaurant, Class A office & luxury residential spaces. Designed to be built in two phases between two MBTA subway lines and two historically protected structures, the eight-story 1912 Daniel Burnham designed Filene’s Building and an eight-story 1905 façade. Designed new Summer Street Filene’s Basement/MBTA Red Line entrance and coordinated with the client and MBTA. Studied existing Burnham windows and developed restoration/replication plan & section details. Oversaw on-site construction of mock-up for Boston Redevelopment Authority (BRA) approval. Calculated egress area square footages and developed code and egress drawings in concert with main stair towers’ plans and sections. Designed the main elevator core as well as escalators in the main common lobby and Filene’s Basement retail space. Researched and documented from on-site visits and original drawings existing conditions and developed floor plans, elevations and sections. Developed first floor slab edge drawings based on grade elevations and egress requirements.

Springfield Town Center, Springfield, VA
Existing mall renovation and site redevelopment turning expansive parking lots into a vibrant downtown center including 5M SF of new retail, office, hotel and residential buildings. Prepared floor plans and section studies of the existing mall and proposed redesigned circulatory nodes and main spaces. Created site development plans (existing mall, mall addition, new structures, residential unit mixes, parking structures & space counts, streets, sidewalks and landscaping for pervious area ratio calculations) and translated them into a masterplanned 3D model using SketchUp for images and a presentation using PowerPoint.

Linden Ponds Retirement Community, Hingham, MA
Project Designer for seven & eight-story, 125K SF retirement building and pedestrian link within a campus masterplan of 15 residential buildings joined by pedestrian walkways to three central community buildings. Responsible for all aspects of the project including consultant coordination, programming from a predetermined unit mix, floor and roof plans, RCPs, elevations, schedules, building & wall sections and details. Designed and generated wall sections governing the overall exterior design scheme to be used to distinguish and create an identity for this neighborhood of five buildings from the rest of the campus.
