One Franklin / Filene's Redevelopment Project

Core team member (six-person team swelling to 32 during high production volumes) from project inception to Construction Document submission for the One Franklin / Filene’s Redevelopment project, a new $740M, 1.5M SF, 39-story mixed-use LEED Certified tower containing underground parking, retail, boutique hotel w/ restaurant, Class A office & luxury residential spaces.  Designed to be built in two phases between two MBTA subway lines and two historically protected structures, the eight-story 1912 Daniel Burnham designed Filene’s Building and an eight-story 1905 façade.  Designed new Summer Street Filene’s Basement/MBTA Red Line entrance and coordinated with the client and MBTA.  Studied existing Burnham windows and developed restoration/replication plan & section details.  Oversaw on-site construction of mock-up for Boston Redevelopment Authority (BRA) approval.  Calculated egress area square footages and developed code and egress drawings in concert with main stair towers’ plans and sections. Designed the main elevator core as well as escalators in the main common lobby and Filene’s Basement retail space.  Researched and documented from on-site visits and original drawings existing conditions and developed floor plans, elevations and sections.  Developed first floor slab edge drawings based on grade elevations and egress requirements.
