This is my Masters Project with Dr. Taeg Nishimoto at UTSA from Spring 2011
which involves both public and private partnership, a program where three different entities with different perspectives of design notion unite and thus creating this unique mixed use development project. This 12.5 Acres development is located at the heart of the Tobin Hill Historic District, adjacent to the Crockett Park. The Master Plan consists of two phases. The Phase I – accommodates Residential, Commercial / Retail and Community space and the Phase II – consists of academic space for SAC. The main focus of the master plan is to create central plaza to achieve physical and visual connectivity.
The Commercial building is at the center of the development towards north and is a product of
the programming process which separates different function by levels, the retail space including the historic Luther Café at the ground floor defines the street edge, the three storied parking structure which is also used as a community event space and the topmost level comprising of the art galleries, black box theater, roof garden with open to sky bar, a fitness center with running track. This top most floor also houses the Tobin Hill Historic District Office with an advantage of an overview of the Tobin Hill Neighborhood. The Gigantic space frame supports the solar roof which generates electricity where as the rainwater storage tanks helps maintain the plazas & the living walls at the midsection of the façade thus aiming for a carbon neutral design.
A 11 storied Residential tower on the south side along with the surrounding towers further defines the Crockett park and converts it into a central courtyard, the tower consists of 150 units with outdoor spaces which extends into the Crockett Park. A modular housing unit system has been adopted for maximum flexibility of space. Vertical circulation is also used to enhance the interaction. The pixel art façade along with its outdoor spaces make a gateway for San Antonio Community College.
