NEOM’s next satellite development has been announced as Jaumur, a seaside marina getaway on Saudi Arabia’s Gulf of Aqaba designed by the Australian-British firm bureau^proberts. Founder Liam Proberts and Partner Terry McQuillan appear in a marketing video that promotes the resort as a “place like no other.”
NEOM’s press arm says: “Jaumur is an exclusive residential community thoughtfully master planned around an inspiring marina for more than 6,000 residents. Embedded into the varied topography of the Gulf of Aqaba coast, it features 500 marina apartments and nearly 700 luxury villas, boasting waterfront access and private mooring. Two distinctive destination hotels within Jaumur offer 350 luxurious rooms and suites, inviting guests to enjoy the breathtaking views and embrace all aspects of modern coastal hospitality and sporting activities.”
The development's main focal point will be its marina, whose basin is covered by a one-mile protective aerofoil. According to the announcement, ships therein will be berthed to accommodate the world’s largest superyachts. The rest of the building program calls for a retail-lined high street promenade, an international boarding school, and a deep-sea research institute. A timeline for its construction has not been released yet.
The announcement follows Leyja, Epicon, Siranna, Utamo, Norlana, Aquellum, Zardun, Xaynor, Elanan, Gidori, and Treyam, all “sustainable tourism” destinations on the Gulf of Aqaba. NEOM is expected to complete the first phase of its scaled-down THE LINE by 2030. The megadevelopment’s first human settlement, Sindalah, is still on track to begin housing its first residents by the end of this year.

I'm curious how much this project is responding to real demand from the super rich who lack sufficient places to dock their super yachts and how much of it is sheer speculation.

All across Saudi Arabia, I’d seen countless projects being built, from simple museums to high-end resorts. These were the early fruits of an $800 billion investment in the travel sector, itself part of a much larger effort, Vision 2030, to remake the kingdom and reduce its economic dependence on oil.
