New details about the planned redevelopment of the San Francisco Transamerica Center from Foster + Partners have been released following the unanimous approval of the Three Transamerica expansion plans by the city’s Parks Department and Planning Commission.
Renderings included in an Instagram announcement of the approvals from developer SHVO released yesterday show plans for a 220-foot horizontal expansion of the mixed-use former 545 Sansome St. property that results in a distinctive glass curtain wall at the base of the building’s north and west orientations. The building dates from 1930 and was originally designed by Willis Polk & Company.
Per SF YIMBY, city planners acknowledged the distinctiveness of the character of their intervention’s scope, saying it was “recognizable as a modern intervention consistent with other newer buildings in the area” but that the demolition would not result in the removal of any “character-defining features” vis-à-vis the other sides of its facade. Details of the Three Transamerica design emerged last spring but had been pending the city’s approval until now.
Construction is underway already at the site and will eventually yield six new floors and 50,000 square feet of retail areas as part of the overall master plan. The firm says this will “help create a vibrant new destination in the heart of San Francisco and return the Transamerica Pyramid Center, which has been ahead of its time since 1972, to its rightful place as a home for the world’s brightest minds.”
A new analysis commissioned from the developers by HR&A Advisors estimates this will add around $2.5 billion in economic benefits annually while adding another 6,500 jobs to the neighborhood at a critical time. Speaking in an update from March of 2022, Norman Foster added that the park component would “breathe new public and community life at the sidewalk level.”
SHVO's investment represents the biggest in the struggling Financial District since the end of the pandemic.
