Morris Adjmi Architects has completed a large residential scheme as part of the Overline development in Atlanta, Georgia. Situated in the city’s Old Fourth Ward, the new multifamily residence sits beside a soon-to-be-completed hotel and social club linked via a skybridge.
Seeking to offer a “fresh take on traditional multifamily,” the red brick complex holds 359 units within a stepped form, including multilevel apartments and maisonettes with private street-level entrances. At the base of the tower, a mixture of public and private spaces link the development with the adjacent diagrid hotel, currently under construction.
The design team’s vision for the residential tower was for a building that “pays homage to the nearby Ponce City Market and other original converted warehouses and factories found throughout the neighborhood.” The external material palette is defined by rust-colored brick combining brown, red, and crimson shades, while the interiors convey a “sleek and soothing lifestyle” with a palette of dawn shades and warm wood accents.
The scheme’s stepped form was conceived to mediate the height of the tower against the parkland and other low-scale surroundings. Nevertheless, it is now one of the tallest buildings in the city at 18 stories and 630,000 square feet.
News of the project’s completion comes weeks after Morris Adjmi was among the team chosen to deliver an adaptive reuse initiative at the Philadelphia Family Court. The firm was also recently among the winners of the Urban Land Institute’s 2023 ULI Americas Award for Excellence, while in 2022, Archinect interviewed the studio as part of our ongoing Meet Your Next Employer series.
