*Editor's Note: The 555 Greenwich project officially topped out on April 22, 2022, and is slated for completion in 2023. Details below have been adjusted for accuracy.
COOKFOX’s 555 Greenwich project, a 270,000-square-foot, 16-story office tower in the heart of New York City’s Hudson Square, is near completion. As reported on NewYorkYimby, images by Michael Young show the installation of the building's brick facade and windows.
The structure will seamlessly combine with the adjacent 1931-built 345 Hudson to form a singular full-block building. The development was led by Hudson Square Properties, a joint venture of Trinity Church Wall Street, Norges Bank Investment Management, and Hines. The combination of 555 Greenwich and 345 Hudson aims to be a benchmark for sustainable and environmentally responsible office development.
The new building will feature geothermal and radiant heating and cooling, full electrification to eliminate the on-site use of fossil fuels, and a dedicated outside air system (DOAS) to provide 100 percent outside air to tenants. 345 Hudson was also selected by the New York State Energy Research and Development Authority (NYSERDA) as a partner in the NYSERDA Empire Building Challenge, an initiative that aims to spur economic growth and renewal through low-carbon retrofits.
The unified building will offer retail at the ground level and office space above. It will include over 33,000 square feet of outdoor space through 11 terraces, allowing access to green spaces and natural light via floor-to-ceiling windows. The combination will form 87,000-square-foot floor plates and offer a variety of leasing configurations and office sizes.
“With design and amenities that place tenant experience and wellness at the forefront, 555 Greenwich is an integral advancement in the continued development of the thriving Hudson Square neighborhood,” said Tommy Craig, Senior Managing Director of Hines. “This campus serves as a powerful blueprint for the workplace of the future, with unparalleled flexibility, outdoor space and collaborative areas, as well as an innovative combination of sustainability features unmatched by any other offerings on the market.”
The developers say 555 Greenwich will exceed New York City’s 2030 climate targets for office buildings by over 45 percent while meeting New York State’s 2050 carbon-neutral goals. It is also set to achieve LEED Platinum status.
