A popular corner of Hollywood may soon be getting a lot busier thanks to a proposal for a new Grammy-worthy creative campus located at the crossroads of the entertainment industry’s two most important arteries.

Tentatively named the CMNTY Culture Campus, the proposed 500,000-square-foot design from HKS for Record Plant founder Phillip Lawrence and celebrity business mogul Thomas St. John will serve as the former’s “love letter” to the city, offering itself as a nexus of differing spaces reserved for users working across every area of the industry’s creative machine.

Hood Design Studio will collaborate with HKS for the landscape design on the two-acre site located directly across from Hollywood High School at Highland Avenue and Sunset Boulevard. The development is just a few short blocks removed from Netflix’s corporate headquarters and the site of MAD’s proposed Star office tower, which will be completed in 2026. 

Once approved, the Campus will become one of the largest Black-owned businesses in Hollywood and offer its industry-minded clientele some 430,000 square feet of offices, a performance venue, rooftop garden, a 500-seat auditorium, and production facilities all encapsulated in a form appropriate for its incubative purpose and creative use.

“You could essentially live here while you are cutting tracks,” lead designer and HKS Principal Heath May told the LA Times about some of the building's more musician-friendly features, which include sleeping areas, kitchens, and other luxury amenities.

“Music has always steered and reflected culture. Our goal here is to bring people of diverse backgrounds together and amplify voices into something greater than the individual,” May continued in a statement. “We want to create a place that is transparent and permeable. The musical instrument is not just the inspiration for the building, but it’s a metaphor for much of the design of CMNTY Culture Campus, creating a performative quality for the building dramatizing that there is something exciting happening here.”
