CO Adaptive Architecture is a process oriented architectural practice focused on retrofitting our existing building stock to create energy efficient, climate resilient and spatially beautiful environments. We believe it is our responsibility as architects to understand the design of one building as part of a holistic system and there is a global cost to every decision made. Our practice aims to reduce the environmental impact of construction throughout the extents of the process, including demolition waste management, material sourcing and reuse, operational energy use, embodied energy, and future adaptability. 

CO Adaptive Architecture is celebrating their 10 year anniversary, and is embarking on their second & third projects as an Architect Led Design Build, with the aim of ensuring that what is carefully and thoughtfully designed, is constructed precisely as intended.

We are constantly working to evolve and improve the ways that we practice. We approach the design process holistically, integrating cost analysis, carbon analysis and 3-D building information modeling from the very beginning of each project. CO Adaptive is seeking an enthusiastic Senior Designer / Project Manager to join our team. For this position, candidates should have a graduate degree in architecture and some years of prior professional experience is required. Strong communication skills and confidence in figuring out unknown territory is a must. Skills in Revit are beneficial, as well as a knowledge of Adobe Creative Cloud, Bluebeam, and other 3D modeling and rendering programs. Competence in managing projects with the ability to organize schedules, delegate to other team members, and have the ability to communicate with client and vendors with finesse.

The role will be varied with equal amounts design, research, construction documentation, department filing, and construction administration. The position is ideal for someone who wants to see all aspects of how a small architectural office functions. 

The salary will be commensurate with experience and skill level. We conduct quarterly performance evaluations which provide the opportunity for feedback, goal setting, and compensation review. In addition, we provide employees with an annual stipend and paid time off to use towards professional development and educational advancement. We support each of our team members' pursuit of licensure through access to resources, compensation for exams, and exposure to the range of experiences required for licensing programs. We are in the process of setting up a full service woodworking shop at our 3,000 SF studio in the Brooklyn Navy Yards for use in prototyping mock-ups and testing new installation assemblies. An interest and skill in woodworking and fabrication is a plus, though not required. 

Core Responsibilities

  • Working collaboratively with other team members to develop a project.

  • Preparing Schematic Design and Design Development studies, presentations and drawing sets.

  • Conducting zoning and code analysis 

  • Assembling material and precedent research.

  • Preparation of the Department Filing documents.

  • Assembling Construction Document packages.

  • Coordination with Clients and Consultants.

  • Bid summary sheets, Bid leveling + Bid negotiation, Contracts for Construction.

  • Attending construction site meetings, writing meeting minutes and field reports.

  • Shop drawing review,, RFI’s, issue tracking, change order reviews, application for payment review.

Anticipated Salary Range

$75,000 - 100,000 Commensurate with experience
