Design Assembly is a developer-focused design, project management, and staging company. We tackle projects from the beginning to the end through acquisition, space planning, ff&e design, construction management, staging, and marketing. We’ve designed and developed exciting projects for clients and on our own and know the ins and outs of creating a unique, desirable space. We build only what we’d live in ourselves.

Position: Jr. Construction Manager

Reports To: Principal, Design & Development

Overview:

Jr. Construction Manager will manage multiple construction projects for us at a time. Varied in scale, the Jr. CM will keep track of scheduling, current timelines, fill in where needed (basic construction skills: framing, prepping, finishing), and continue a supportive, healthy relationship with our subs. A general sense of construction, design, real estate preferred but not required. We're eager to add someone to the team who is willing to learn and is excited about real estate and design the way we are.

Main Focus:

– Ability to keep all vendors and aligned subs on track with deadlines.

– Work with the project team to manage projects from start to finish.

– Obtain all permits and documentation necessary as required for projects.

– Develop and manage project budgets and schedules.

– Manage and review project documentation such as subcontracts/material contracts, submittals, bid-related documents, design mods, change orders, purchase orders, contractor invoices, RFIs, etc.

– Extensive interface with contractors on job sites.

– Manage contractors as they progress from rough, finish, detail, and closeout.

– Perform on-site inspections of the various trade partner's work to ensure that the desired quality level is complied with.

– Maintain a daily log of job site occurrences as required.

– Assist in the maintenance of a clean job site for trade partners.

– Assist craftsmen and supervisors concerning construction-related issues identified on drawings or job sites.

– Manage the company’s custom design, fabrication, and installation operations as required.

– Perform all other duties as assigned.

Desired Qualities:

– Take direction well.

– Able to use hand tools, power tools, and general comfort with construction.

– Ideally, can speak Spanish.
