Our company is a privately-held, multifamily investment and property management firm. Our portfolio consists of more than 2,000 units across the Western United States.

We are seeking an Experienced Construction Project Manager with a proven track record to directly manage the renovation and reposition of a 147 unit, garden-style community located in Newport Beach, CA. You must be a self-starter. You must be effective working independently. And you must be "Excellence"-oriented, accepting nothing less! You will be responsible for selection and oversight of a General Contractor, working with the subs, architect, engineer and interior design teams to ensure the project meets the highest quality standards, budgeted schedule and budgeted costs.

Responsibilities:

  • Manage all phases of construction, including coordination of RFP’s, contractor selection, project kick-off, scheduling, weekly construction meetings, management and reporting of all costs vs. budget to ownership, and coordinating all internal and external communication with subcontractors, vendors and consultants.
  • Negotiate terms of agreements, draft contracts, and obtain permits and licenses as required.
  • Ensure the selected contractor and subcontractors are fully executing and complying with their contracted scope of work.
  • Lead weekly project meetings and maintain all project communications with contractor, architect, and consultants, including managing RFIs, submittals, invoices, change orders, punch-lists and all construction related documentation
  • Develop and maintain project logs and tracking tools, such as gantt charts and checklists, to track and give progress updates to ownership.
  • Inspect the work progress on daily basis.
  • Work closely with architect and design teams to communicate and ensure the design intent is executed throughout the project
  • Meet and coordinate with all professionals like architects, engineers and other consultants in a professional manner representative of the standards of the company and ownership.
  • Affectively communicate and coordinate with city officials for permitting, certificate of occupancy and other inspection approvals.
  • Be knowledgeable of the entire scope of project in micro-detail in order to schedule deliverables and estimate costs to meet contractual requirements.
  • Ensure quality construction standards and the use of proper construction techniques
  • Oversee all onsite and offsite personnel and performance to monitor compliance with building and safety regulations
  • Plan ahead and over-communicate to prevent problems and/or resolve emerging issues

Requirements:

  • You MUST be a Self Starter. You MUST require minimal supervision. You will oversee and direct the project from conception to completion.
  • You MUST have at least 5+ years’ experience in managing construction projects of similar size/cost/magnitude, from initial programming through construction completion
  • You MUST demonstrate you have a proven track record of bringing construction projects in on time and within budget
  • You MUST be proficient in estimating, scheduling, managing quality control, submitting progress reports, managing all billing, and submitting cost reporting directly to Ownership for approval.

Required Qualifications and Skills

  • Be Highly organized with strong analytic skills
  • Have Excellent computer skills (incl. Microsoft Excel in a business environment) and ability to learn new programs/systems quickly
