BISCAYNE HOUSE is a 75-micro unit affordable housing development in the heart of Edgewater, Miami. The project program addresses a shortage of affordable housing in Miami, ensuring a high quality of life for residents with thoughtfully designed private living spaces in an infill parcel in Miami. Included in the development are four stories of structured parking, eight stories of residential units, roof top community spaces including resident meeting rooms and 61 resident parking spaces.
Tenant eligibility will be based on income restrictions only for Miami-Dade County 50% AMI and below residents, providing a beautiful and local apartment for residents earning low and very low incomes. The unit types consist of studio and one-bedroom apartments ranging from 368SF to 550SF.
The quarter acre site is developed as a model for urban infill, demonstrating the importance of accessible affordable units within the dense fabric of near downtown. Repetitive units, ground floor back of house and front of house spaces around a centralized core, afford a high degree of efficiency. Deep balconies surround all units and provide each resident with shaded private outdoor space. The facade is developed as a brise soleil element for building articulation, view accommodation and promotion of housing security with reduced solar heat gain.
