The Bronx waterfront of the Harlem River is characterized by car dealerships, auto repair shops, and large storage warehouses. FlexHousing builds on and reinterprets these vital services. The seven- to eleven-story building follows the shore line. 1,000-square-foot residential modules facing the river are organized to allow for effortless subdivision and expansion, accessed from an open gallery facing the streets. Independently accessible 200-square-foot FlexSpaces, scattered throughout the building, can be rented by residents for work, storage, or as guest rooms as need arises. An automated parking and storage facility serves both residents and non-residents. Raised entirely on columns, FlexHousing responds to potential flooding while creating articulated, publicly accessible open space.
