i'm debating whether or not to include it because honestly, will adcom folks really read it? i am 99.99999% sure they will not. so what's the point in including it? to show i have an interest in architectural theory? if i were to include it, any advice on its page presentation, so it doesn't look like i just vomited a bunch of words on a page?
only include the paper if it contains original ideas and isn't just a regurgitation of stuff that you read somewhere else. Also consider how the topic fits in with the school you're applying for. Don't send a text about medieval manor houses to sci-arc, or brutalism to notre-dame if you get my drift. You have nothing to loose except a few pages if there is a page limit for the portfolio.
i like to read theory personally. am not currently on committee but asume there are at least a few people like me out there...i would only be impressed if it was original content, much as treekiller says.
if it makes sense in the context of your work or the program you are applying to then include it. why not?

I mailed a copy of my first MA thesis with my application -- straight up academic paper, no formatting. I'm told it earned me a tuition waiver.
