I want to take on some freelancing for people wanting to do additions and remodels. Does anyone know the average rate to charge per square footage. I'm not a licensed architect, so I don't want over do it on my bids.

get ready for a lecture on licensure asking something like that on here... Anyway, if you actually have clients already you will find out very fast how much to charge on your own. depending on where you are, you should look at around $.50 for the basic ugly track home additions...

charging on the basis of per s.f. on remodels/additions is not a good idea.

Typical draftsman rates are between $1 and $2 p.s.f. for new construction, typical builder schlock. Trying to do this for a 500 s.f. addition? Obviously the math doesn't work out with the time you'll spend doing as builts, design revisions, permit drawings, structural coord., etc.

Charging hourly is the way to go.

You can charge predesign and schematics hourly, but you shouldn't expect to get paid hourly on DD or CD's.

General rule: charge hourly where you don't control the scope, fixed rate for determinable services.

I charge hourly with a not to exceed number. I'd say charge between $40 and $70 an hour depending where you are, how complicated it is, and what your experience level is (aka, what you can bring to the table.)

I charge hourly and that is the way to go. If you do additions and houses you should know exactly how long it's going to take you to do a house so hourly is appropriate. DD for additions? hehe

fixed rate, usually make $200-$500 hr, they dont' need to know that....
