Anyone have any idea per sf costs for construction and land finishing/ demolition costs for a condo project in LA? (if there was an existing single family house)?
The photo is of a condo complex up in Hollywood which is along the lines I'm thinking of. The building is 3 floors with 6 units at about 1200-1300 sf each. 2 underground parking spots per unit.
Lot size about 7000 sf.
A buddy of mine said he did a project in Hancock Park at $170/ sf not including parking a couple yrs ago and I thought that was pretty cheap.
Anyone think we could go lower than $170 in a more competitive bidding env't? According to the 2007 RSMean construction manual, it would be around $140...

Minimum steel & grading & I still think you are looking at $200 SQ. FT.
Yeh Ive talked around and $175-200 would be the lowest if you built really cheapo.
