Building Envelope Consultants (a.k.a. waterproofing engineers)

wikemoo

Hello All,

I'm wondering about your experience working with Building Envelope Consultants.  Coming from the Pacific NW, we have a lot of rain and need to detail our buildings accordingly.  I'm also assuming that the waterproofing engineers are hired directly by the developer, not the architecture firm (for condominiums especially).

How has it been to work with them?  What kind of coordination issues come up?  What happens if the Architect firm, GC and Building Envelope Consultant all have their own waterproofing details?  How do you get you design details to work with conflicting (not as aesthetically pleasing) waterproofing details?

That's a very flawed aka. Surely an average registered architect can detail their own frigging waterproofing.

A building envelope consultant may be of help when it comes to engineered envelope components (curtainwalls, windowwalls) where performance criteria includes heavy wind loads, seismic forces, impact resistance, etc. They may also do thermal imaging, and make recommendations on sizing of wall assembly components. They will probably assume you know how waterproofing works.

How you deal with 'em? Just like any other consultant you've ever had.

Ah, but Rusty surely an average registered architect would love to have all that liability for leaks transferred to someone else, and that's where the consultant proves handy.
