Calculating Net Area

I have different interpretations on this....for code reasons, what spaces are included in calculating net area? Obviously assignable sf is, but does one also include mech spaces, bathrooms, closets, corridor space?

depends on the code..where is the project located??

In LA, for example, helecopter storage areas are not included in the total allowable sq footage

i asked about assignable...isn't that different than net?
For instance, when I calculated our ASF, I didn't include mech, bathrooms, corridors and storage. It only included spaces like labs, classrooms, offices...

The code we're using is IBC

i'm not sure what the term 'assignable' means in tis context, but section 1002.1

FLOOR AREA,GROSS. The floor area within the inside perimeter
of the exteriorwalls of the building under consideration,
exclusive of vent shafts and courts, without deduction for corridors,
stairways, closets, the thickness of interior walls, columns
or other features. The floor area of a building, or portion
thereof, not provided with surrounding exterior walls shall be
the usable area under the horizontal projection of the roof or
floor above. The gross floor area shall not include shafts with
no openings or interior courts.

FLOOR AREA, NET. The actual occupied area not including
unoccupied accessory areas such as corridors, stairways, toilet
rooms, mechanical rooms and closets.

for your areas that allow less square feet per occupant use net. for areas that allow higher use gross.
