Assignable sf question

Jefferson

When doing an assignable sf calculation for a building, do you include bathrooms, mech. rms, storage closets, etc. in the calc?

jeff- it all depends on the local building code... 'habitable space' is what the beaurocrats typically care about- so do you inhabit a bathroom, storage closets, mechanical spaces, elevator shafts, stairwells, et cetera. if you do then count them, if you don't then ignore them - but first look it up the local code.

Ditto. Check the local code. I know that in the NYC code, bathrooms and closets definately count. You get a 50 sf credit for a mechanical room for a 1-family dwelling and another 30 sf for a 2-family. It's probably best to assume everything counts until you know otherwise.
