Grade-A Office Tower, like a good Grade AAA beef?

Hi,
Can anyone lighten me up on what are the design requirements for a "Grade A Office Tower'', it seems it's the current hot word for the suits...

I tried to look out for specifics requirements, didn't do.

I guess:
- High ceilings
-Column free spaces
-High GFA, high floor plate areas
-Wi-Fi, techno-gizmos, etc...
- what else...a Starbucks in the lobby and Grade A receptionists? ;-)

I am also confused on the classification for offices... for hotels there is a guide right? Like if 5 star got some amenities which the 4 star doesn't have...

For offices is there such a guide?
