How do you control the budget of your projects? Subcontractor specialization?

"As an architect you can control the construction costs of a project by knowing which items (to subcontractors) are attached to time and money. Once you note these items you can control them better through your design.

Mobilization

This specifically involves how many times equipment will have to be brought to and fro from the site. (think cranes and other high priced equipment that the contractor may own or may have to rent)

Specialization

The more specialized the construction the more it will cost to install on or off site. Also if the only subcontractor that can offer that type of construction service is a long distance from the site then costs will increase as well. (i.e. location)

Gantt Chart

Time is money, if a subcontractor knows that they will be working on a portion of the “Work” with a myriad of other subcontractors the cost will increase.  Why? Because it will take a longer time to complete the work versus having the entire portion of the “Work” to themselves."
