Can someone explain the difference between the requirements on open space in NYC vs the lot coverage ratio and how/if they are related? Thank you
^ hire an architect.
I imagine, by definition, they're inversely proportional.
The way I understand the DOB's definitions...
"Open space" is calculated on the ground floor only.
"Lot coverage" is looked at on each floor separately. All floors must be under the prescribed limits.
The differences seem small, but there are scenarios that they make a very big difference.
