Question about LA Zoning Code

greenlander1

I am about to look at a property that's zoned LAC2 and was wondering whether it was feasible to use it as a single family residence.

From my understanding I think so but just wanted to make sure.

I'm looking at the 'Generalized Summary of Zoning Regulations, City of LA' and it says for

C2 zones, uses allowed are retail, service, churches, schools, and 'R4'

When I look up 'R4' it says 'Multiple Dwelling-R3 uses, churches, schools, child care, homeless shelter'

R3 says multiple dwelling-R2 uses, apartments, etc.

and R2 is 2 family dwellings and R1 uses.

Does this mean that a C2 zoned property can have R2, R3, R4 usages?

Thanks in advance

Rusty!

vado, reading comprehension fail :)

C2 includes all R4's

R4 includes all R1's

So yes.

I would still recommend contacting your lawyer to confirm.

It's permitted, but for $100 you can get a zoning interpretation from the zoning counter at 201 North Fig that will put it in writing.
