One of density control instrument in building code is BCR (building coverage ratio) and FAR (floor area ratio). As an architect or user we tend to obtain BCR and FAR as a given coefficient in building code. ex: in a parcel area BCR = 60% and FAR = 2.0
Any idea how those coefficient determined? Is there any formula that resulted in exact amount of BCR/FAR coefficient?
Well all i know is how to count allowed built area or maximum floor space area by given coefficient, but how the government determine those coefficient is all that i would like to know.
