I won't have a car, but am happy to bus-hop and walk. I should have about 2 weeks in LA, and 1 week in SF.
You will not be happy bus hopping in LA. Not after you get mugged, and someone pees on your shoes. Also, where in LA will you be staying? It makes all the difference in the world. LA's absurdity and size can only be understood though first hand experience. All the LA buses go through downtown, but downtown's kinda dumpy. Stay in Venice beach if you can. Otherwise I would recommend doing one week in LA and two in SF.
I would recommend renting a car or at least using a car share service like zipcar for L.A and SF. Many of the modernist houses in Los angeles are very far from each other and quite difficult to get to via bus. In addition, many of these house tours require appointments., so you need to give your self ample time to get there.
As for additional houses to see in Los Angeles, I would recommend the following:
Many things to see in downtown LA, usual suspects are the disney concert hall, moneo's Cathedral, Morphosis' cal tran building, the geffen contempory museum.

Many thanks guys. All sounds great. Unfortunately a car simply won't be an option due to cost (we are also victims of recession here, and the only way I am managing this trip is by staying with friends and family wherever possible). Staying in West Hollywood, at least intially. I have been told Venice Beach is good by day but bad by night...? I have been to SF before, but not LA, so I'm hoping to spend more time in LA than SF this trip.
