Bellefield Dwellings is a ten-story residential building constructed in 1902. Originally designed for luxury apartments, the building was converted to subsidized senior housing in 1976. The current project involves significant repairs and upgrades, including the addition of several accessible apartment units, new elevators, new roofing, new windows, new interior finishes and extensive mechanical and electrical systems upgrades, among the most significant of which is the installation of a large photovoltaic solar array. The project was carefully designed to meet the requirements of the Pennsylvania Housing Finance Agency and the National Park Service’s Federal Historic Preservation Tax Incentives Program; both of these entities provided tax credits to assist in the funding of the project. Construction must be completed while the building remains fully occupied, so careful scheduling and coordination of all trades is of paramount importance.
