5530 Virginia Apartments

This 64-unit apartment building had a major challenge of how to deal with the magnitude of the building. PQNK took an efficient but integral approach that would have the building divided into several parts. Because the optimal mass would look like a simple box, the project called for unique facade and open space opportunities. This was exacted through a shell-core relationship in which the west facade continuously wraps around the front facade while serving as an aesthetic mantle for other masses to nest. There are several moments of extrusion and intrusion of boxes in different sizes that play an important role in creating distinct elements on each side of the building.

The 5530 Virginia Apartments provide a full range of amenities such as bike repair shop and pet grooming station. It also provides plenty of open space including private balconies for most units and a common roof deck. While the private balconies would have already provided good views with ample lighting to each unit, the prime location of this building necessitates having a roof deck so that it overlooks Hollywood. This feature is a final flourish that gives the residents a wholesome experience of living.
